Overview
Les Nectarines stands as a pioneering landmark in Dakar’s architectural landscape. As the first private development in Senegal to achieve LEED Certification (following the US Embassy), this project sets a new benchmark for sustainable, high-performance construction in West Africa. Designed as a G+7 mixed-use tower, the 17,913 m² structure seamlessly integrates commercial efficiency with luxury living. The building organizes its program vertically: rising from a grand lobby and two basement parking levels, it features five floors of premium office space, transitioning into an exclusive residential tier. The upper levels house four high-standing apartments and are crowned by two expansive penthouses on the 7th floor. By prioritizing green building standards alongside modern aesthetics, Les Nectarines represents the future of responsible urban development in Dakar.

Site & Volume Constraints: The building is shaped by mandatory setbacks (5m, 3.3m, and 3.5m) to ensure privacy from neighbors and allow for basement access. The total height is capped at 28 meters to remain within standard safety regulations, avoiding the more complex fire codes required for high-rise classifications. Structural Strategy: The design utilizes a rigid central core and a systematic column grid. This framework provides maximum spatial flexibility, allowing for large, open-plan floor plates where interior partitions can be easily reconfigured. Functional Efficiency: The regular structural rhythm extends to the basement, where it is optimized to accommodate a high-density parking layout, ensuring technical efficiency matches architectural freedom.

Geometric Adaptation: As the building levels descend, the floor plates gradually expand to align with the site’s geometry. This staggered approach creates a series of landscaped terraces, providing office users with integrated outdoor relaxation spaces and deep shading for the floors below. Dual-Purpose Solar Roof (1): The roof-mounted solar panels serve a double function: generating renewable energy while acting as a thermal shield that prevents the building’s slab from overheating. Thermal Performance & Vegetation (2): Complementing the solar array, the remaining roof areas are fully vegetated. This green layer enhances the building's overall thermal performance, reducing heat absorption and contributing to a healthier microclimate within the urban context.
